Many of the individual items on a Pro Forma are self-explanatory a few are defined more thoroughly below. (These terms are solely for the purpose of filling out the attached Pro Forma template)


Cap Rate – Capitalization Rate:

The Capitalization Rate or Cap Rate is a ratio used to estimate the value of income producing properties. Put simply, the cap rate is the net operating income divided by the sales price or value of a property expressed as a percentage.

Cap Rate = NOI / Market Value

Operating Expenses:

Operating Expenses are costs associated with the operation and maintenance of an income producing property. Operating expenses do not include:

  • Capital expenditures such as new roofs, additions, new windows, etc
  • Mortgage payments

Gross Rental Income:

The total of all income from all units whether actually rented or not

Total Operating Income:

Total Operating Income includes rental income and all other income such as parking, and laundry less your vacancy rate

Net Operating Income (NOI):

The total operating income less operating expenses
